SCOPE CONSTRUCTION COMPANY, INC ("Company," "we," "our," or "us") provides these Terms and Conditions to govern your access to our website (scopecons.com) and your use of our commercial construction, office building development, general contracting, and nonresidential construction management services. By accessing our website or submitting an inquiry, you agree to these Terms and Conditions and our Privacy Policy. Specific commercial construction projects will also be governed by a separate written construction agreement, which will control in the event of a conflict.
We provide professional commercial and nonresidential construction services, including but not limited to new office building construction, retail space development, tenant fit-outs, industrial facility builds, and commercial renovations. The specific scope, architectural plans, commercial-grade building materials (e.g., structural steel, commercial glazing, concrete), project schedule, and deliverables will be strictly detailed in the applicable written construction agreement, proposal, or estimate.
Unless otherwise stated in writing, preliminary estimates are provided for planning purposes and are valid for 30 days. Final project costs may vary due to concealed or unforeseen site conditions, changes requested by the Client, fluctuations in the cost of commercial building materials, or municipal permit and environmental inspection requirements. Any material changes to the agreed commercial scope of work must be documented through a written change order.
Clients are responsible for paying amounts due under the applicable commercial construction agreement, milestone schedule, or payment terms. Project costs may include specialized commercial labor, heavy machinery, building materials, commercial subcontractor services, waste disposal, and municipal permits. The Company reserves the right to suspend commercial construction work when amounts that are materially due and payable remain unpaid, subject to applicable Connecticut law.
The Client agrees to provide the Company, its crews, and authorized subcontractors with safe, unobstructed access to the commercial property during scheduled working hours for the delivery of heavy equipment, cranes, and commercial materials. The Client is exclusively responsible for ensuring the commercial site is cleared of unauthorized personnel and securing existing business assets prior to the commencement of construction.
Project schedules and commercial completion dates are estimates unless expressly guaranteed in writing. The Company shall not be responsible for delays beyond our reasonable control, including severe weather, structural steel or commercial supply chain shortages, specialized labor availability, unexpected subterranean conditions, commercial zoning or permit processing delays, or Client-requested architectural modifications.
Our commercial and office building construction services will be performed in accordance with applicable Connecticut commercial building codes (including IBC), OSHA safety standards, and generally accepted nonresidential industry standards. Specific commercial workmanship warranties will be stated in your written project agreement. We do not provide a warranty for existing commercial structural, electrical, or environmental conditions that fall outside the explicitly agreed scope of work.
The Client agrees to provide accurate information regarding commercial property boundaries, environmental site assessments, and commercial utility layouts. The Client is entirely responsible for obtaining required municipal zoning approvals, commercial land-use permits, or local architectural review board permissions before new commercial construction or major office renovations begin.
To the fullest extent permitted by applicable law, SCOPE CONSTRUCTION COMPANY, INC will not be liable for indirect, incidental, special, consequential, or punitive damages arising from website use, business interruption, or our commercial contracting services. Our total liability relating to a specific commercial construction project is strictly limited to the applicable written project agreement and applicable law.
